The renewal-time insurance routine in tickable form: print it out or save it, and once a year – in good time before the renewal date – run through it. The background to each point is in the annual routine article; here the list is the point. A quarter of an hour that keeps the building's cover fresh.
In short:- Four blocks: value and sum insured → the year in claims → changes → a quick premium-versus-content test.
- Timing: far enough ahead of the renewal date to leave room for a decision (and, if needed, for a tender).
- The ticked list goes into the file – next year it is the starting point.
1. Value and sum insured
- ☐ Do you have the renewal notice (with the indexation proposal)?
- ☐ Does the sum insured stand at the building's true rebuild value? (background)
- ☐ Was indexation a conscious decision (and not just the default)? (background)
- ☐ Have the investments made during the year (renovation, solar panels, building systems) been notified? (background)
2. The year in claims
- ☐ Do you have the year's claims list (reported claims plus those settled from the building's own funds)?
- ☐ Is there a recurring type of claim? If so: has it made it into the loss prevention plan? (checklist)
- ☐ Are the files on open claims in order, with claim reference numbers? (document file)
- ☐ Does the deductible structure still suit the building's claims profile? (background)
3. Changes in the building
- ☐ Has the use of the property changed (a new shop, trends in letting)?
- ☐ Have the people changed (property manager, management company, contact person)? Has the insurer been told?
- ☐ Is the maintenance documented (roof inspection, lift, electrical inspection)?
4. Premium and content – a quick test
- ☐ Is the change in premium explainable (indexation, cover, claims statistics)?
- ☐ Is there no obvious gap in the cover? (cover map)
- ☐ Is the service experience in order (reachability, handling of cases)?
- ☐ Decision: everything is fine / changes are needed / a tender starts (background)
- ☐ The next renewal date and the cancellation deadline are in the calendar.
