Building, liability, riders – the offers of insurers quoting on your building in one easy-to-read table, with a summary ready for the residents’ meeting. Liability boundaries (common areas or private flat?) are settled up front, not at the claim.
🎮 Elevator Duty – you run the building’s elevator: deliver residents before their patience runs out!
We don't start with a pile of policy wordings, but with a table the residents can follow – you naturally also receive the full terms, the product information document and the customer information sheet alongside it.
We fix the coverage boundary in the contract – in line with the deed of foundation and the house rules – so that at a claim, the dispute isn't about which policy responds.
Routine claims are fastest directly with the insurer – but if a case stalls or is disputed, I help you as your broker.
20 minutes by phone or video: your situation, your goals, your budget. Free of charge, with no obligation.
I collect offers from the relevant insurers and hand them over in a single, easy-to-read table – strengths and weaknesses included.
You decide, I handle the paperwork. If you have a question later or your situation changes, let me know – and when a claim comes, I help you get started.
The former Guides have grown into a full library: basics, covers, premium and value, the general meeting, claims, building types, process and switching, resources – searchable with the magnifier button in the header.
The building's policy won't protect your kitchen furniture, and home insurance won't rebuild the roof – the two complement each other.
Read it →The classic scene with three players: the damaged party, the party causing it, and the building. Which policy steps in when.
Read it →Quote requests, preparing the general meeting, claims handling, the annual routine – what the building's representative should watch.
Read it →Falling render, dropping tiles, a slippery walkway – if the building causes damage to a resident or a passer-by, the condominium's liability may arise; that is what building liability insurance is for.
Read it →Construction prices move – the building's sum insured must follow. Indexation at renewal, mid-term increases.
Read it →The cheapest claim is the one that never happens: risers, pressure tests, roof inspections, gutters, water sensors – a tickable prevention list.
Read it →This is the most frequent source of dispute: condominium insurance is based on commonly owned parts (roof, façade, staircases, building services), but there are several models for structural elements inside the flats. We fix the boundary in the contract, in line with the deed of foundation and the house rules – up front, not at the claim.
Taking out or switching the policy typically requires a resolution or authorisation from the residents’ meeting. That is what my meeting-ready summary is for: one table from which the residents can see what, why and for how much.
Routine claims are fastest through the insurer’s own channel – I help you get started there too. If the case stalls or the claim is disputed, I help the condominium with the insurer as your broker.
Building liability (when a common part causes damage to residents or third parties), pipe-related damages, glass breakage, storm extensions – the right package depends on the building’s age, condition and claims history. It is worth assessing this before requesting quotes.
Open-ended policies can be terminated at the end of the insurance period, with thirty days’ notice – the exact date is given on the policy, which is why it pays to start comparing in time. If you let me know before the renewal date, I review the policy – it's worth noting the notice deadline in the building's calendar too.
More aids – checklists and guides – on the Resources page.
Emánuel and Pajzsi look after shared property too – covered, as the building deserves.
As an independent broker I make insurers compete for you – not the other way round. My advice costs you nothing.

tarsashaz.biz is the information and quote-request page of Emánuel Dávid Tukacs, independent insurance broker. As a broker I act on the client's behalf: I compare offers from several insurers, and the decision always rests with the client. My advice is free of charge to the client – the brokerage remuneration is paid by the insurer.
