Who is behind this site?

I am Emánuel Dávid Tukacs, an independent insurance intermediary (broker). As a broker I do not represent any single insurer: I act on behalf of my client – here, the building community. I collect competing quotes from several insurers for the building's characteristics and hand them over in a single, plain-language table – strengths, weaknesses, ready for a decision. I assess the needs and explain the options – the decision always belongs to the general meeting, or to the client.

Why condominiums?

Because the building is most families' largest shared asset – and at the same time the most unusual insurance client: the decision is made not by one person but by a community, typically at the general meeting. That is why every key material I produce is “meeting-ready”: a comparison table, a draft resolution template and a summary the manager can bring to the owners adapted to the building's deed of foundation and house rules (SZMSZ) – for legal questions, a lawyer is the authority. Three principles I hold to

• Tendering, not touting. Instead of insurer brands I compare content: scope of cover, sums insured, deductibles, limits, exclusions, claims service. Several insurers' quotes side by side – the table speaks for itself.
• Honesty over attractive promises. I don't quote premiums before a survey, and after one I don't promise anything the policy terms don't contain – I show what the cover includes, limits and all. I also write openly about whether condominium insurance is mandatory at all.
• The long run. Signing is a beginning, not an end: you can still ask me afterwards – for a review, a check of the values or a look at the claims record. In a claim, the primary route is always the insurer's claims line and online portal – but if a case stalls or becomes disputed, I help the building as its broker.

What we are NOT – an important distinction

• We are not legal advisers. On condominium-law questions – the deed of foundation, the house rules (SZMSZ), meeting procedures – we provide general information only; in a specific building's specific matters the founding documents and, where needed, a lawyer prevail.
• We are not a property management company. The building's affairs are run by the manager or the managing agent – I tender the insurance market and work to support them. There's a separate article on how a managing agent and a broker cooperate.
• I am not any insurer's agent. As a broker I stand on my client's side; I don't promote any specific insurer – I compare content, not brands. The decision is the community's.

What does this cost the building?

I charge the client no fee for the advice and the tendering – the intermediary's remuneration is paid by the insurer. This is how the market works, and I talk about it openly, because trust rests on it: the building knows exactly how its broker makes a living – and that the right to decide always stays with the community.
